Koutarou Satomis father gets relocated for his job, leaving him to find a cheap place to live on his own. He decides to move into Corona Houses Room 106 for just five thousand yen per month. At first, everything goes smoothly until he discovers a mysterious cave while working part-time. The next day, Koutarou is visited by mythical figures claiming ownership of the apartment. These include Sanae Higashihongan, Yurika the magical girl, alien princess Theiamillis Gre Fortorthe, and Kiriha Kurano, a descendant of Earth People. Each of these girls needs the apartment for their own reasons and will not give it up without a fight. Rokujouma no Shinryakusha!? is a humorous battle royale over a six-tatami mat apartment involving supernatural beings, romantic high school antics, and a friendly landlady.
